What is a Tree Mortgage Report or an Arboricultural Homebuyers Report ?

When you are purchasing a property the lender or the insurer may require you to get a tree mortgage report/Homebuyers report.  The purpose of this is to assess the  the trees at the property and neighbouring trees which are within potential influencing distance.

The report will include information about the trees'  condition, a risk assessment including and the risk of direct or indirect damage to the property or nearby structures. The report will provide recommendations  with regards to any works required to deal with issues that arise. 

Why do I need one ?

It may be a condition of your mortgage application or house insurance that you get a report. 

 

Also if you view a property  with mature trees in the garden  or near by that  wish to seek advice  so that you can assess the impact  that these  trees  might have on the property and the any liabilities or opportunities arising from tree ownership 

How quickly can you do a report?

We know that buying a home can be stressful and that delays  and set backs can be frustrating.  Speak to us  and we will let you know the earliest date we can visit the property. Following the visit we aim  to  get the report to you  within 48 hours.

What is tree related subsidence? 

Trees can sometimes case damage to buildings because they take moisture out of the soil. Where there are clay soils these can shrink in prolonged dry weather causing building foundations to move.

We will provide you with a fixed price quotation for the survey.  If its acceptable we will arrange a date to undertake the survey

Site visit 

We will visit the site, we collect information about the trees and map their locations on a plan.

Report

We will prepare a report  and send it to you ASAP. The report will outline any works required to the trees  for the purposes of the mortgage or insurance.
