What is a Bs5837 Tree Survey ?

The British Standard BS5837:2012 Trees in relation to consultation, often simply known as a BS5837 survey, outlines how trees should be assessed and managed on sites which are being developed.

A BS5837 survey  records and maps all the relevant trees and identifies the most important trees so that a development layout can be designed to allow the successful and sustainable retention of  trees on the site.

As well as informing the design process the information is required by the Local Authority when making a planning application. 

Why do I need one ?

The Bs5837 survey will help you plan with confidence and provide you with the information you need to design your project and present it to the Local Planning Authority.

The Bs5837 survey is required to support planning application if there are trees on the site many Local Authorities will not validate a planning application without one.  The Local Authority have a legal duty to consider trees when considering a planning application this provides them with the information they need.

Getting the right information early on in the design process will save you time and money.  Also the right trees can be a valuable asset to a development and retaining existing trees can positively contribute to the landscaping of a new scheme

When do I need to get the tree survey done?

If you have trees on your proposed development site, particularly if they are protected,  you should get the tree survey done as early as possible in the process.  Ideally before any detailed design.  Knowing what the tree constraints are early in a project will save time and money  will help avoid unnecessary delays. 

How long will it take ? 

How long the survey and report preparation will take  will depend on the size and the complexity of the site.  When you contact us to discuss your site  let us know your time constraints  and  we  will propose a date for the survey .  Once the survey is undertaken we aim to get  a report to you within 7 days.

The planning process in relation to trees can be broadly divided into 4 Stages

Design 

Tree Constraints Plan

(TCP)

The initial site assessment and survey   this identifies the trees, their quality and suitability for retention based on BS5837. We provide a tree survey plan and schedule which presents the information required to make design decisions about the layout. This will help to identify where you can build without impacting on the trees

Planning 

Arboricultural Impact Assessment (AIA) 

Based on the survey undertaken at stage 1  this report assesses the proposals  and  the implications these will have on the trees.  This will identify which trees can be retained and  it will also identify any conflicts  and advise on solutions.    This is report will be submitted to the Local Authority to support your planning application

Implementation 

Arboricultural Method Statement (AMS)

This provides a detailed tree protection scheme based on the approved layout for the site.  It includes a tree protection plan showing the Construction Exclusion Zone (CEZ)  and detail how the trees will be protected during construction.

On Site

Supervision and aftercare

Once the development is on site and construction works start we can provide ongoing advice and be available to supervise works near trees as required.
